Fire Door Inspections

What are Fire Door Inspections?
Fire door inspections are a requirement under the Regulatory Reform Order (Fire Safety Order) 2005, Fire Safety Act 2021, and the Fire Safety (England) Regulations 2022.
Under the Regulatory Reform Order (Fire Safety Order) 2005 and Fire Safety Act 2021, building owners have a responsibility to put in place general fire safety precautions into any premise. This can range from a residential building consisting of two or more domestic premises, all the way up to high rise office buildings, shopping centres, and many more.
Fire doors are one of those fire safety precautions. They form part of a number of systems which form “fire compartmentation”, and they are essential for preventing the spread of fire and smoke in a building. This is particularly important for protecting escape routes so that occupants can evacuate safely in an emergency.
However, unlike other fire compartmentation measures which are often hidden away from view and built into the fabric of the building, fire doors are always visible and (most crucially) always in use. Fire doors can be found all around buildings and are often used all of the time without occupants even knowing they are fire doors.
Because of this high volume of use, due to foot traffic, fire doors are subject to wear and tear. They are constantly in use and over time this can lead to them developing defects and faults. These defects and faults could compromise the performance of the door in a fire situation. Common faults such as; excessive gaps, or damaged smoke seals, could hinder the fire door’s ability to hold back fire and smoke for the time period determined by the fire strategy. In an emergency, this could impact on occupants when they are trying to escape which presents a risk to life safety.
Fortunately, fire doors can usually be maintained and repaired to bring them back up to an acceptable standard and keep them functioning in the future. Regular maintenance and regular up keep is essential to ensuring fire doors perform when needed.
Regular fire inspections by a competent person can assist the building owner with identifying the faults in fire doors early and allowing suitable remedial works to be carried out. This helps extend the life of the fire door and keeps them in good working order. Leaving fire door maintenance for long periods of time can cause a “compounding” of faults and defects which, if serious enough, could eliminate the possibility of repairs being carried out, which would then mean a full fire door replacement is required which can be very costly.
Trident Fire Compliance can carry out fire door inspections on your existing fire doors and provide detailed records of the fire doors condition. Our findings can then be used to support a remedial programme of repairs and maintenance to help bring the fire doors back up to an acceptable condition.
Trident Fire Compliance is also able to provide guidance on the types of remedial works that can be carried out and suitable products and systems to be used. We can also provide additional compliance inspections to confirm that the fire doors have been repaired to the correct standard, updating our records and registering them as compliant with our third party accreditation scheme.

What is the Fire Door Inspection process?
Literature Review
We need to review all documentation you have for your fire doors including original installation records, as well as any maintenance work carried out during the fire doors life time, in order to provide accurate judgements and conclusions.
Fire Strategy Review
To conduct a thorough inspection of the building’s fire doors, we need to know where they are. A fire strategy for the building will help us identify their locations as well as the expected level of fire resistance they are need to achieve.
Site Visit
Our accredited surveyors will attend site to discuss the programme of works for the fire door inspection. We want to ensure we minimise disruption to occupants wherever possible whilst ensuring a full survey can be completed.
Inspection
Our surveyors use our bespoke OneTrace system to photograph and record all of the findings of each door. Each door is fitted with a bespoke Trident Fire Door Inspection label to demonstrate the door has been inspected by a competent person.
De-Brief
Once our survey is complete, our surveyors will be able to debrief the Responsible Person with a general consensus of the findings to advise on any high-risk items present so they can action accordingly.
Report
Every fire door inspection will be followed up with a detailed written report outlining all of the findings. Each fire door will also have a corresponding fire door inspection report with the specific findings for that door.
