Why do you need compartmentation surveys?

As time goes on, your building may undergo a series of changes.

This could be as simple as new internet cables being installed to your offices, or could be as complex as a full-scale renovation.

In any case, there is often a disregard for fire protection and, over time, the established compartmentation within your building may become more and more damaged and could remain unknowingly compromised for an extended period of time. This can include, walls, floors and fire doors.

There is an unfortunate common occurrence in most buildings that passive fire protection measures are either:

  • Installed to a sub-standard quality
  • Significantly damaged from neglect
  • Missing entirely
  • Or a combination of the three

The predominant reason that these issues go unnoticed is that passive fire protection is often hidden away from plain view.

They are concealed above ceilings, in service risers, or behind decorative features.

It can also be difficult to tell when simply looking at, for example, a firestop whether it has been installed to the correct standard.

However, under the Regulatory Reform Order (Fire Safety Order) 2005, the Responsible Person is required to ensure that your building complies with an agreed fire strategy and fire safety systems (including passive fire protection) are kept in good order.

These missing or damaged fire protection systems could void any building insurance but, more importantly, it could jeopardise life safety in the event of a fire.

It is important that you regularly check that your fire protection measures are still in place and remain effective should they ever be needed.

Compartmentation surveys

Trident Fire Compliance can undertake surveys on your building to highlight to you where deficiencies in fire compartmentation have occurred.

Comprehensive reports

Our full written reports fully detail the defects identified during the survey and provide advice and guidance on how to remediate these issues and reinstate fire compartmentation.

Annotated drawings

In most cases, we can provide annotated drawings of your building using our OneTrace software, which will identify each issue found, their exact locations, photographs and descriptions.

Remedial specification

Following our inspection and report, we can also provide a remedial specification for how these issues can be corrected to reinstate the fire compartmentation using tested systems.

Full bills of quantities

We can create full bills of quantities using our remedial specification to quantify the works required, which you can then use in the tendering process allowing you to get competitive quotes.

Third-party recommendations

Not all fire protection companies are the same. Trident has seen the good and the bad, and we are able to recommend a range of installers who would deliver your remedial works to a high standard.

Frequently Asked Questions

When carrying out a survey, Trident will follow fire strategy drawings provided by the client to identify all fire compartment walls and floors to be inspected.

Our inspectors will inspect in all risers, risk rooms, above suspended ceilings (where accessible) and all other compartment walls and floors.

However, Trident do not undertake destructive works to gain access above solid plasterboard ceilings - this would need to be arranged by the client.

All compliant and non-compliant items found will be recorded onto the provided drawings using uniquely referenced drop “pins” on the drawings with photographs and descriptions of the issues identified.

These findings are then presented in a PDF format for the client to review.

A written report of the findings will also be provided detailing the issues found, why they are not compliant, and recommendations on how to correct the issues to ensure compliance is achieved.

Trident is also able to offer schedules of works/bills of quantities for required remedial works which can then be used by the client to obtain tenders for the works.
